With home prices spiraling
upward many would-be customers are being shut out of critical price tiers.
I have worked with a number of clients over the past year who are unable to
qualify for enough loan to afford even the more entry-level detached homes
in the Lancaster market. Budgets are being increasingly squeezed to
find room for more payment dollars.
Potential homebuyers are looking for ways to increase
their buying power: fixing credit scores, working overtime, asking family
for financial giftings, etc. etc. To add to the customer's options,
Jeff Geoghan is suggesting a new angle: look to the home's ability to
raise the buyer's bottom line through smart reductions in the home's energy
bills.
When considering a particular home, or even a
particular style of home, it's important to examine the energy bills to see
if the home is in line with the norms for the area. If not, the budget
will be hit (hard) even as those bills continue to climb. Also, by
walking the home and doing some basic research it is possible to see whether
new technologies can be applied to save money on the monthly crunch.

client's experience in conjunction with Blue Moon
Enterprises of Lancaster. It consists of two steps:
When possible, Jeff conducts a walkthrough examination of the home
during a set showing with an "energy hotspots" checklist to give the client
additional information. If the home is a top candidate for an offer
from the client, Jeff will retrieve the energy bills for at least 4
seasons if possible, to do a more complete analysis for the client.
After settlement, Blue Moon Enterprises will
conduct a complimentary in-home consultation with the new homeowner on
ways to further reduce energy costs and also promote energy independence
through smart improvements using new technology.
